Presidents’ Council Minutes for March 10, 2026

The meeting was called to order by Cal Knol at 7:00PM

Roll Call was taken by Bev Knol revealing that we had a quorum. There were no representatives from buildings 2, 5, 8 and 12.

Council president Cal Knol noted that the minutes from February 10, 2026 had been emailed to building representatives on January 27th, and if there were no questions he requested to waive the reading of those minutes. A motion was made by Susan Bechtol and 2nd by Kay Branagan to approve the minutes, as written.  Motion was approved.

Cal Knol introduced Eva Correa to the council as our new treasure/bookkeeper. Her credentials had been presented at the February meeting, and she was approved for hire at that time. There were no additional questions raised at tonight’s meeting.

Treasurer’s Report: Cal Knol noted that the February 2026 financial report had been emailed to building representatives on March 2nd, and asked if there were any questions. Without questions a motion was made by Kay Branagan and 2nd by Susan Bechtol to approve the treasurer’s report, as submitted.  The motion was approved.  In addition to this financial approval Cal reported that we were in arrears on the clubhouse’s Property Tax payments for 2022 and 2023. He noted that Leann Vander Woude never received those tax bills from Drew Kristol (Carleton LLC contact) for those years and was the reason for the oversight. Eva Correa will pay those taxes and the current 2025 tax bill, which will total nearly $3000. This report was given to provide a “heads up” regarding the March financial statement.

Clubhouse: Cal Knol reported that a television was donated to the clubhouse by Leanne VanderWoude. He also purchased a Ruko Stick which will gives us access to over 100 free channels. The SW corner camera, in the clubhouse, was also repositioned to provide a more direct view of the TV, for better security.  Kris and Deb suggested that we offer a movie night in April to see what interest may be from residents for this activity. They also reported that our current portable screen is quite difficult to set up and suggested the purchase of a pull-down screen which could be mounted on the ceiling beams near the kitchen. This will be addressed at our April President’s Council meeting. 

Cal also noted that the clubhouse interior is in need of repainting along with baseboard and wall repairs. He has asked Mike of Mike’s Handymen Service to give us an is estimate. This work, if approved, would not be performed until the summer of 2027, and additional competing estimates will also be requested and submitted next season.

Pool and recreation: Broward Solar Company was hired to look over our solar heating array. They identified some issues and made valve adjustments and plumbing corrections. With this work the system is now working efficiently. The heating is also set to shut off automatically when the pool water temperature reaches 85 degrees.

Cal also reported that a couple weekends ago we had two teens hop our fence and were swimming in the pool after hours, around 10PM. The police were called and we were told they cannot can do anything unless the trespassers are caught in the act.  They also advised us that it was necessary for us to update our pool Trespassing Sign to reflect the property owner. Cal ordered new signs which are now installed by the front and back area of our pool enclosure. The No Trespassing affidavit is also posted on the clubhouse bulletin board and is valid until March of 2028.

Shuffleboard: No report

Lawn/Landscaping: Mike Tober spoke at length about the landscaping in the back area of the pool enclosure and made several recommendations. It included the placement of thirty Sea Grape plants, top soil, mulch and fertilizer along our back fence which will eventually provide us a “wall” of privacy for our complex. He will also be repairing and replacing irrigation pipes and any needed parts. He also offered to provide all his labor at no charge to the community! He would purchase all plants and other materials at his cost which he estimated to be around $1700 or possibly less. It was noted that the cost of labor hours would likely have exceeded $12,000 – $15,000.  A motion was made by Cosmos Moses and 2nd by Ed Campagnuola to move forward with this proposal, and not to exceed $1700.00.  The motion was approved.

John Robuck noted that most of the buildings in our community (including the clubhouse) are using Fresh Start for their lawn service. The high rise is looking to hiring them and he was asking for opinions from those buildings using them and it they are happy with their services.

Craft Club: No report

Bingo:  No Report

Club 2180: Meeting is scheduled for Wednesday, March 11 at 10AM. We will finalize plans for a year end community event.

New Business: Ladies That Lunch will hold a luncheon on Thursday, March 19th at Meli’s Way Bistro. The information is posted on all of the building bulletin boards and you may contact Doris Eckhard if you wish to attend.

Community Comments: It was noted that the ladies are very pleased with the remodel that was performed in the women’s clubhouse bathroom.

The audience and council also expressed our deep thanks to Mike Tober, with a round of applause, for his generosity in volunteering his labor to help beautify the landscaping around the clubhouse.

Our next President’s Council Meeting is scheduled for April 14th, 2026 at 7:00PM.

A motion to adjourn was made by Susan Bechtol and 2nd Ed Campagnuola.  The motion was approved.
